With all of the distressed properties currently on the market many home buyers are asking. Why should I buy a short sale? There are many benefits to purchasing a short sale, most of which outweigh the cons. First, in most cases the home is still being occupied and maintained by a motivated seller. Also short sale homes are typically in better condition than bank owned homes. This is a benefit to a buyer because they get a nicer home for a sales price that is comparable to the distressed properties currently for sale. Short sale listings typically do not require special programs or rehab financing since most are in better condition than those properties that have been foreclosed on. Although short sale transactions do take longer than your average real estate transaction, with the current volume of distressed properties lender servicing companies have been forced to make vast improvements in streamlining the process. With faster approval times, low market and interest rates there has never been a better time to look into purchasing a short sale.
